Booking Terms – Villa Orismala
These booking terms apply to all reservations made for Villa Orismala. The terms become binding for both parties once a reservation has been confirmed by the customer. [Last updated: 2026]
General information
The person making the reservation must be at least 18 years old and may be required to verify their identity if requested.
Villa Orismala is intended for accommodation for up to 6 guests.
Reservations for small gatherings such as evening events or workplace recreation days (TYKY) may include a maximum of 10–12 persons. These must always be agreed separately with the host in advance.
The property is not rented for parties.
1. Reservation and payment
We do not make preliminary reservations. A reservation becomes binding immediately once it has been confirmed, whether the agreement is made by phone, email or other written communication.
The accommodation must be paid before the stay begins.
If the reservation is made less than 7 days before arrival, the payment must be made immediately.
Optional additional services:

Bed linen and towels: 12 € per person

Outdoor hot tub pre-heating (includes filling with water, chlorine treatment and heating, emptying and cleaning): 50 € per use

Sauna pre-heating (includes filling water and heating the sauna stove and water tank): 30 € per use

Final cleaning: 50–120 € depending on the length of stay and number of guests
2. Key handover and cleaning
The accommodation is available on the day of arrival from 16:00 onwards and must be vacated by 12:00 on the day of departure.
Instructions for key collection and return will be provided by the host before arrival.
If final cleaning has not been ordered, the guest is responsible for cleaning the property before departure. The accommodation must be left in approximately the same condition as it was upon arrival.
Cleaning must include:

returning furniture and garden furniture to their original places

washing dishes
-
disposing of waste properly
-
tidying the yard area
Even if final cleaning has been ordered, we expect the property to be left in normal living condition. This means furniture and equipment in place and undamaged, dishes placed in the dishwasher or sink, waste disposed of, and any major stains cleaned.
Rental bed linen and towels must be collected and left on the floor in the entrance area.
If the property is left completely uncleaned or requires additional cleaning after the guest's cleaning, Villa Orismala reserves the right to charge the guest for the cleaning costs.
The accommodation includes duvets and pillows but not bed linen or towels, which are available as an additional service.
For each reservation, a starter supply of toilet paper, kitchen paper, dishwashing liquid and cleaning supplies is provided. If additional supplies are needed, guests must purchase them themselves.
The villa includes an outdoor hot tub, and its use is included in the accommodation price. If you plan to heat the hot tub yourself, please contact the host beforehand. Instructions are provided in the house information folder.
Hot tub pre-heating is available as an additional service.
3. Number of guests
The accommodation may not be used by more persons than stated in the reservation or property description.
Any exceptions must be agreed in advance with the host.
4. Electric vehicles, smoking and pets
Charging electric vehicles at the property is not allowed due to potential fire safety risks.
Smoking is strictly prohibited inside the accommodation. Ashtrays are provided outside.
Unauthorized smoking indoors will result in a 250 € ventilation cleaning fee.
Bringing pets must always be agreed in advance with the host.
Villa Orismala is not responsible for any allergic reactions or similar issues caused by unauthorized smoking or animal allergens.
5. Damages and lost property
The guest making the reservation is fully responsible for the proper use and condition of the property during the rental period.
The guest is responsible for any damages caused by themselves or their guests to the building, furniture, equipment or other property belonging to the owner.
Any damages must be reported immediately to the host and compensated accordingly.
Villa Orismala is not responsible for guests' personal belongings left in the accommodation. Lost items can be returned by agreement with the guest.
6. Behaviour and quiet hours
Guests must respect quiet hours between 23:00 and 07:00. During this time, excessive noise and disturbance are strictly prohibited.
If guests or their visitors cause unreasonable disturbance to neighbours during quiet hours, they may be removed from the property immediately.
Serious disturbances may be reported directly to the police.
In such cases, guests must leave the property immediately and no refunds will be given for unused accommodation time.
7. Cancellation or change of reservation
All cancellations must be reported separately.
Failure to pay an invoice does not count as cancellation.
In case of force majeure or if the guest fails to comply with these booking terms, the host has the right to cancel the reservation. The guest will be informed of the situation if this occurs.
Requests to move or change a reservation will be considered case by case.
